Here’s the problem with budgeting a build in Cameroon.

Every material has at least three “prices.” There’s the government’s approved price. There’s the price at your local hardware shop. And there’s the price an online cost calculator tells you to expect.

They rarely match.

If you plan with the wrong one, your budget can be off by hundreds of thousands of FCFA before you’ve laid a single block.

In this guide, you’ll learn:

  • What the main building materials cost in 2026: cement, iron rods, sand, gravel, blocks, roofing, tiles
  • How official, market and “catalog” prices differ, and which to trust for what
  • How to estimate the material cost of a cubic metre of concrete
  • 8 ways to keep your material costs down

Let’s get started.

A Note on Data Quality (Please Read This First)

There is no single authoritative, dated price list for all building materials in Cameroon in 2026.

So I combined three types of sources:

  1. Official prices: grids published by the Ministry of Commerce (the most reliable, but the latest ones I found are from 2023 and 2024)
  2. Market and retail listings: price guides and hardware catalogs from 2025 and 2026
  3. Modelled catalogs: cost-estimation tools that publish “indicative” prices

Treat the figures as planning ranges. Always confirm with two or three suppliers before ordering.

Now let’s break down each material.

1. Cement

Cement is the one material with the most price transparency. For the full brand-by-brand breakdown, see our guide to cement prices in Cameroon.

The short version: one 2026 price guide puts a 50 kg bag at 4,800 to 5,500 FCFA, while SangoImmo’s modelled catalog uses 6,200 FCFA per bag, excluding transport and installation. In early 2026, shop prices in Douala and Yaoundรฉ were commonly around 5,200 FCFA.

Budget tip: plan on roughly 5,000 to 5,800 FCFA per bag in the two big cities, and add transport elsewhere.

2. Iron Rods (Fer ร  Bรฉton)

Iron rods are where official prices are most useful, because the government has published detailed grids by diameter.

Official prices (January 2024)

For FE400-grade bars, the Ministry of Commerce announced new prices in January 2024. In Douala, ร˜8 was set at 2,795 FCFA (down from 2,900), ร˜10 at 4,295 (down from 4,460) and ร˜12 at 6,165 (down from 6,400). In Yaoundรฉ, ร˜8 was 2,850 (down from 2,950), ร˜10 was 4,360 (down from 4,540) and ร˜12 was 6,250 (down from 6,520).

One caution: a KOACI report on the same announcement lists slightly different Yaoundรฉ figures for some diameters. I used the Cameroon Tribune numbers, but verify against the original communiquรฉ before publishing.

The cuts followed an earlier one. In October 2023, FE400 prices for 8, 10 and 12 mm bars fell by about 2.2% in Douala and 1.9% in Yaoundรฉ. Between October 2023 and January 2024, the 12 mm bar fell by more than 300 FCFA in total.

Market ranges (2025 to 2026)

A 2025/2026 price guide lists these ranges per 12 m bar:

ร˜6: 1,500 to 2,200 FCFA; ร˜8: 2,500 to 3,500; ร˜10: 3,800 to 5,000; ร˜12: 5,500 to 7,500; ร˜14: 7,500 to 10,000; ร˜16: 10,000 to 13,000; ร˜20: 15,000 to 20,000. The same guide notes that prices have trended downward since 2023, after sharp rises in 2021 and 2022 during the global commodities crisis.

Large orders are different: bulk purchases are usually negotiated per tonne.

Watch out for per-kilo figures

SangoImmo’s catalog quotes ร˜10 rebar at 850 FCFA per kg. A 12 m ร˜10 bar weighs about 7.4 kg (standard formula: diameterยฒ รท 162 per metre), so that implies roughly 6,300 FCFA per bar. That’s well above the official ร˜10 price of about 4,300 to 4,400. (Calculation is mine.) Don’t use that figure to budget unless you’ve confirmed it with a supplier.

Which grade?

Retail catalogs list both FE400 and FE500 bars. Bativel lists Prometal bars in both FE400 and FE500 grades, in ร˜8 and ร˜10, at 12 m lengths. The official grids I found cover FE400. Ask your engineer which grade your plans require.

3. Sand and Gravel

Sand and gravel are the most confusing to price, because they’re sold by the cubic metre, by the truck, and by “benne” (tipper), and truck sizes vary.

Per cubic metre (modelled): SangoImmo lists river sand at 14,000 FCFA/mยณ and crushed gravel 5/15 at 22,000 FCFA/mยณ, excluding transport and installation.

Per truck (market guide): one guide gives 60,000 to 120,000 FCFA for a tipper of sand and 80,000 to 150,000 FCFA for a tipper of gravel.

Are those consistent? Roughly. A tipper load is about 6 to 10 mยณ, so 14,000 FCFA/mยณ implies about 84,000 to 140,000 FCFA per load. (Calculation is mine.)

The takeaway: always ask what size the truck is. A “cheap” load that’s 6 mยณ may cost more per cubic metre than an “expensive” load of 10 mยณ.

4. Concrete Blocks (Parpaings)

Blocks are priced per unit, and the range is wide.

  • Per catalog (2026): hollow block 15 cm at 350 FCFA and 20 cm at 425 FCFA.
  • Per market guide: 15 cm blocks at 250 to 350 FCFA and 20 cm blocks at 350 to 500 FCFA.

Bativel also lists vibrated blocks (for example, a 12ร—20ร—40 cm “B60” vibrated block), though prices require a login.

Budget tip: the catalog figures sit at the top of the market range. If you’re buying hundreds or thousands of blocks, negotiate directly with a block maker, and compare vibrated and hand-moulded options for your wall type.

5. Roofing Sheets (Tรดles)

Here, units matter more than anything.

  • Per sheet: corrugated sheet at 3,500 to 5,000 FCFA.
  • Per square metre (catalog 2026): galvanised corrugated 30/100 at 4,800 FCFA/mยฒ, aluzinc 40/100 at 7,200 and pre-painted 40/100 at 8,200.

Notice that the catalog’s galvanised price per mยฒ is the same ballpark as a market price per sheet. That means the two numbers likely describe different sheet sizes or thicknesses. Before you compare, ask for the sheet’s length, width and thickness (the “30/100” and “40/100” figures refer to thickness in hundredths of a millimetre).

Budget tip: if you’re re-roofing, price the full area in mยฒ with each supplier. Upgrading from galvanised to aluzinc adds 2,400 FCFA per mยฒ in the catalog, which may be worth it for longevity in humid regions.

6. Tiles and Finishing Materials

Floor tiles: 3,000 to 15,000 FCFA per mยฒ, depending on quality and origin.

Finishing products (Bativel listings, early 2026): the catalog shows Unicoat Universal smoothing coat (30 kg) at 20,960 FCFA, Multiflex waterproofing cement (20 kg) at 12,100 FCFA in Douala, and a 30 kg pot of Seigneurie Pantimat white paint at 117,060 FCFA.

Finishing is where budgets balloon quietly. Paint and tile choices can vary by a factor of five.

How Much Does a Cubic Metre of Concrete Cost?

Let’s put it all together.

According to SangoImmo, a concrete mix at 350 kg of cement per mยณ uses about 0.4 mยณ of sand, 0.8 mยณ of gravel and 7 bags of cement.

Using the figures above:

IngredientQuantityUnit priceCost
Cement7 bags5,200 FCFA36,400
Sand0.4 mยณ14,000 FCFA5,600
Gravel 5/150.8 mยณ22,000 FCFA17,600
Materials totalโ‰ˆ 59,600 FCFA

Calculation is mine, using 5,200 FCFA per bag for cement; excludes water, transport, mixing and labour.

For comparison, SangoImmo’s catalog lists blinding concrete (bรฉton de propretรฉ) at 95,000 FCFA per mยณ, which presumably includes more than raw materials. Your own cost will depend on labour, mixing method and delivery.

What Does It Cost to Build Per Square Metre?

For context, SangoImmo’s 2026 index puts the median construction cost at 336,000 FCFA per mยฒ. That’s a modelled figure, not a market survey, so use it as a sanity check rather than a quote.

A quick example (illustrative only): a 100 mยฒ house at that median would come to about 33.6 million FCFA. (Calculation is mine.) Your real number depends on finishes, site conditions and city.

Official vs. Market vs. Catalog Prices: Which Should You Trust?

Price typeBest forWatch out for
Official grid (Ministry of Commerce)Negotiating, spotting overchargingCovers specific brands and cities; may be out of date; shops don’t always follow it
Market/retail (shops, online catalogs)Realistic budgetingVaries by shop, truck size, brand and season
Modelled catalog (cost estimators)Quick early estimatesCan sit well above or below real prices

On whether shops follow official grids: the evidence is mixed. In other consumer-goods cases, retailers have kept charging old prices for days after an announced cut, selling according to their purchase cost. Expect the same lag with building materials.

Official grids also don’t cover every town. For cement, the Minister stated that prices outside Douala, Yaoundรฉ and Garoua are adjusted for distance and transport costs. The same logic applies to iron rods: the further from the plants, the higher the price.

8 Ways to Cut Your Building Material Costs

1. Get three quotes for every major material.
Cement, rebar and blocks are commodities. The same product can differ by hundreds of FCFA per unit between shops.

2. Know the official price before you negotiate.
For iron rods especially, the published Douala and Yaoundรฉ grids give you an anchor.

3. Always ask for the delivered price.
Transport can add 300 to 800 FCFA per cement bag according to SangoImmo, and more for heavy sand and gravel loads.

4. Confirm truck and sheet sizes.
Compare per mยณ and per mยฒ, not per truck or per sheet.

5. Buy iron rods by the tonne for large jobs.
Bulk orders are negotiated per tonne rather than per bar.

6. Order in stages.
Cement degrades in humidity, and buying everything upfront ties up cash. Order what you’ll use in the next few weeks.

7. Match the grade to the job.
Use 32.5R cement for mortar and rendering where your engineer allows it, and don’t over-specify rebar diameters.

8. Watch for price announcements.
The Ministry of Commerce has announced several cuts since late 2023. Check the latest communiquรฉs before big purchases.

Final Thoughts

The bottom line: use official grids to negotiate, market prices to budget, and modelled catalogs only as a rough first guess.

If you take one action today, make it this: build a simple price sheet with your top five materials (cement, rebar, sand, gravel, blocks) and fill in quotes from three suppliers. Doing that once can save you far more than any single trick.
